Arbora
The sales brochure for the first Luxury Collection residences in Asia Pacific. Thirty-seven square pages, audited by Marriott, built to sit across the table from a seven-figure decision.
Seventy-four Sky Villas, sold years before the building exists. So the brochure isn't collateral. For a buyer in a sales suite in Hong Kong or Seoul, the book is the building. And it had to pass a global luxury audit (restraint, no noise) while being unmistakably Da Nang.

Every luxury brochure is a wall of renders, and perfect renders are forgettable. So the book speaks in two voices: the architecture in render, the place in watercolour and pencil. Modern above, heritage beneath, one spread at a time.

A perfect 300 × 300mm square, so it won't file with the A4 proposals and every spread opens into a horizon. Cream, terracotta, bronze, one serif and a lot of air. At this price the numbers are the poetry, so they're typeset like headlines.
Development claims are the client's, printed as briefed. Sales figures belong to the developer.
